March Ended Strong

We have buyers looking around. They are focused on great deals. We held a Bidder Sale on a home in the Branson area and had approximately 60 people through the home. This is a new marketing concept for our area. First time ever! We learned a lot. I had many comments from potential buyers that it was a fun experience. We will have more Bidder Sales in the future. It is important to have a good location that is easily found, a motivated seller and a home considered affordable for the area.

We may test a higher priced home in the future.

It emphasizes how important it is to have your property priced right.

I just received approval to close on a pre-foreclosure home that was under contract for 5 months. That will test your patience. If you are a buyer that can wait for the mortgage holder to respond without getting upset over how long it takes, you can get a really good deal.

If you have a friend wanting to purchase or sell a property, have them contact us.

Great Rates

Do not be fooled by the media or negative thinkers sharing their opinions. Interest rates are at all time lows and they probably are not going to go down. We have already had some jumps in interest rates and thankfully they came back down. I can tell you a young couple just closed on a home in Kimberling City and their rate was 4.5% on 30 year fixed rate.

Values in homes in our area are attractive and yes we still have properties that over priced under the current market conditions. All you need is a good Realtor to help you find the good deals and trust them.

A good agent can provide you comparative sold properties to give you assurance for your decision making. Our goal with the Robbins Team is to have life long clients. We are going to be very careful making recommendations and provide the best information we have.

I just helped a buyer purchase a home at what we felt was a fair market value. The buyer and seller we happy. The home appraised for 8% more then they paid for it and the seller paid their closing costs.

If you are in the market for a home or you are paying rent, you need to talk to a Realtor to see what is available. Don't wait for interest rates to go up!

Big Reduction

We just lowered the price of MLS # 324169 by $ 13,000 to $ 129,900. This home is worth over $ 136,000 easy. Wow! The address is 175 Richmond Heights, Branson, MO. All newer homes around it. This same home in another subdivision is selling for $ 149,900. Three bedrooms and 2 baths with a wooded back yard.

If I get more deals like this one I will let you know.
